The deals reflect continued buyer demand for well-located land positioned for future mixed-use and residential development.

In the first transaction, Bill Eshenbaugh and Pat Shelton represented the sellers in the sale of 5.92± gross acres located along North Dale Mabry Highway in Lutz, Florida. The property closed for $800,000.

The buyer plans to pursue a future mixed-use development, capitalizing on the site’s frontage along one of Hillsborough County’s most heavily traveled corridors. The location offers strong visibility and accessibility, making it well suited for a variety of commercial and residential uses.

In the second closing, Bill Eshenbaugh represented the seller in the sale of 10.32± acres located at the corner of Wells Road and Boyette Road in Wesley Chapel, Florida, closing for $1,700,000.

The property is situated directly across from Wesley Chapel Elementary School and is near Wesley Chapel High School and Thomas E. Weightman Middle School. The site also benefits from its location near Interstate 75 and the new Overpass Road interchange, enhancing regional connectivity.

The buyer plans to develop the site into 33 single-family residential lots, addressing continued housing demand in the Wesley Chapel area.
