When I found my first listing, it wasn’t a perfect site with pristine frontage or clean access. It was literally in between the lines, tucked between the interchange of US-41 and US-19 in Palmetto, FL. At first glance, it didn’t stand out, but the more I studied it, the more I realized that it’s unique positioning made it valuable. The site offers visibility, traffic, and a strategic location that wasn’t obvious if you only looked at it on paper.
That experience stuck with me because in today’s market, you must get creative with how you look at new opportunities.
Right now, we’re watching a market shaped by transitions. Interest rates are still higher than we would like, construction costs remain elevated, and the traditional single-family buyer is getting older while first time buyers are waiting longer to purchase. That has created new demand for product types that live in between the old categories. Build to Rent is one example. It is not quite apartments, not quite single-family subdivisions, but it is answering a growing demand for rental housing with a neighborhood feel. Industrial outdoor storage is another. It sits between traditional industrial and commercial land, serving both logistics companies and contractors who need functional, flexible space. Even golf courses are finding themselves in between uses, with some being redeveloped into housing or mixed-use communities as land in built out areas becomes scarce.
For developers and investors, the opportunity is often in seeing what others overlook. Parcels with odd access, sites in transition zones, or properties that don’t fit neatly into one box are exactly where creativity can create value.
As the market shifts, I believe the most successful deals will come from looking closely at what’s in between: in between cycles, in between product types, and in between the lines of major corridors.
